Big Northville developement in the works!

Northville Township made two big announcements this week that will have a major impact on the community including quality of life and even property values.

1.  University of Michigan Health System will build a new health center near Haggerty and 7 Mile Roads.  Development is expected to begin by the end of 2012 and to be completed by 2014.  This development will bring in tax revenue to the township, provide convenience to local residents, add jobs and increase property values. University of Michigan Health System is a highly regarded healthcare provider and many home buyers consider proximity to healthcare in their home search.  The health center is expected to offer primary and specialty care as well as radiology and diagnostic procedures. 2. Redevelopment plans approved for the former Northville Psychiatric Hospital property.  The Northville Township board of Trustees approved an $82 million redevelopment plan to turn the property into 6 different gathering places for residents including a community center, energy park and mountain bike park.  Officials say plans are still preliminary and details have yet to be posted on the township’s website.  But whatever the final plan actually looks like, it is sure to add even more value to the area.  The Northville/Northville Township market is already hot and this project can only help increase the area’s desirability to future home buyers looking for community amenities.

Inventory of homes for sale in Northville and Northville Township is already very low, so these new amenities may make it even more difficult to find your next home in the area. Advantage of having your Condo complex FHA approved (exploring Canton, MI)

Although most homes that are in good condition allow for FHA financing (3.5% down), few condo associations take the time to get their complexes FHA approved. This really limits the amount of potential buyer for a specific complex. In turn, this drives prices down in condo complexes that are not FHA approved do to a lack of qualified buyers.

It is good to know that there are some condo complexes out there that are FHA approved. Although they are limited. One of the nicest is in Canton called the Traditions of Cambridge. These newer brownstone condos offer a variety of floor plans and upgrades.

The newest listing to hit the market is 45725 GRAYSTONE LANE, Canton MI 48187. This condo has all the upgrades including granite counters throughout, ceramic flooring, cherry colored cabinets and a 2 car garage. The Traditions at Cambridge is not only FHA approved, but also has a state of the art clubhouse offering limitless amenities which I will speak of in my next blog.

Stonewater Subdivision Northville

New Listing on Four Seasons Blvd., Stonewater subdivision – Northville, MI

The exclusive subdivision known as Stonewater is one the most requested by my client list. If you are into High Tech, I have an awesome new listing coming up in Stonewater on the Lake. The home contains a state of the art security system…this home is what I call a “smart home”. You can view most rooms remotely from a cell phone or computer and even regulate the temperature and lighting of the home from abroad. This home also features a full, mini home theatre with all the bells and whistles.

I always tell clients if you are going to buy in Stonewater, be sure the home is on the lake, has a finished walkout basement and is over 4200 sq. ft. These are the most appealing to all buyers.

Downtown Northville

Downtown Northville is a vibrant destination for families as well as singles all over the metro Detroit area.  It has a quaint, small town charm yet is active with events, concerts, shops, bars and restaurants.

The appeal to many is that it has all of these things to do yet is not congested with people or traffic.  You can spend a relaxing afternoon strolling the streets without many of the annoyances of larger cities and towns.  Plus there is ample parking and its all free!

There are many beautiful homes within walking distance of town (including my own).  Just north of Main Street, the main drag of downtown Northville (shown above), is the city’s historic district.  Most homes there were built in the mid to late 1800s.  South of Main Street are slightly newer homes — early to mid 1900s and are not considered historic.

 

Northville Art Fair

There’s something to do almost every summer weekend in Northville.  This past weekend was the Northville Arts and Acts street fair, in its second year.

The event (you can’t really just call it an art fair) is a fundraiser for the Northville Art House and features live music in Northville Square, plays, films and art.  It also packed no less than three city blocks of vendor booths along Main Street in Downtown Northville.  Vendors sold a wide variety of items such as food, fudge, photography, paintings, sculptures, jewelry and even pet portraits.

My wife and I, along with our dog, walked to the art fair from our home, grabbed dinner from a vendor while we took in some live music, then browsed the unique art for sale.  I must say, it is nice to have such interesting events so close to home and so often.

Beal Town Subdivision Northville

This small subdivision within the city of Northville is only two blocks long and two blocks wide.  It’s named for Beal St. which connects the subdivision to the adjacent Northville Downs Racecourse and downtown Northville.

This quiet subdivision sees a lot less traffic since it is out of the way from the other areas of Northville.  There is a wide range of homes styles including craftsman, ranch, bungalow and many old farmhouses from the late 1800s to early 1900s.

This neighborhood seems to be evolving as several properties in the last few years have been completely rehabbed, upgraded and added on to.
